Estate management covers a whole spectrum of residential and commercial developments from private gated estates, mansion blocks, riverside developments, private schools, and retail developments. At Ar-Razaq Management Services Ltd we thrive to provide good customer service – we want to ensure good communication is at the forefront of our company. We will put our customers first and deal with all queries/problems as fast as possible.

We at Ar-Razaq Management Services specialise in taking out complexity and hard to make decisions into much simpler, easy to understand services. We acknowledge that most Directors are volunteers – you take out your time to improve the estate you live in, we help you do this more efficiently and always look at Value for Money.

We take care of the day-to-day tasks, giving you the information, guidance, advice and understanding so that you know the financial health, company members (leaseholders), and your home is well taken care of. We are always proactive, and we look to provide more effective solutions e.g., we saved one of our clients over £20,000 in the first year by spending time in getting the best quotes for works needed on the estate. We also work alongside auditors so that all queries are dealt with efficiently and appropriately. We always want to build upon our services, so join us today to take away the stress and make a saving for your RMC.

Cleaning

We all want to avoid spreading germs and to enable us to have a very good impact on our own health.

Having a clean fresh space has a positive impact on any person, it increases good hygiene and makes individuals feel better! This in turn helps reduce days off work – more people working – more rent coming in!

It also projects a good image and increases employee and tenants satisfaction. For the ever-impending pandemic ‘Covid 19’ it is essential to ensure the high standards of cleaning to minimize its spread.

We will supervise work and have good communication, so that all queries are dealt with promptly We follow all health and safety measures, so that tenants and all visitors are kept safe during the time of cleaning.

Choose our ‘Fully Managed’ service because statistically it is proven that your tenant is more likely to stay for longer, also lots of tenants only want to deal with fully managed properties.

Additional Services:

Our Accountant can help with tax returns, National Insurance, Year End Accounts etc. When you rent out property you may have to pay tax. If you are running a property business, you must pay National Insurance if your profits are £6,515 or more per year. It also must be seen that you are running a business e.g., so being a landlord is your main job and you rent out more than one property.

The good news is that you do not have to pay National Insurance if you’re not running a business – even if you do work like arranging repairs, advertising for tenants, and arranging tenancy agreements.

If you rent out property you will pay income tax but the first £1000 of your income from property rental is tax-free. Take into account the difference between the rents you have charged in a tax year, less any allowable expenses and charges. We can help you to make sure that you are claiming all the expenses and reliefs you are entitled to.

Knowing what maintenance and repairs can be deducted can be tricky, because there are several different methods that can be used depending on your circumstances. We can discuss your options with you and make sure that you make the right choice; to optimise your tax position and fit your needs. We can also make sure that you are claiming all the finance costs for any loans or mortgages you have on your properties, as again, this can be a complicated area and taxpayers can miss out on valuable tax relief.
